Approximately 60% of properties for sale on the market are not in what is known as "walk in condition" to attract those new first-time buyers but there also not in poor enough condition to attract investors. The seller usually wants to achieve its market value and nothing less and therefore the property can tend to sit online for quite a long time.
Here at PPSG we employ two assisted sales strategies for you to choose from:
1) We will invest in your property and bring it up to "walk in condition" to attract those new first-time buyers who don't want a fixer upper. In doing this we can both achieve the desired outcomes from the sale of the property.
2) The second strategy we employ is to agree with the seller to get them their market value for the property. In this method we crowdfund from interested parties who would like to own the property but can't afford it at market value. We take out an aggressive marketing campaign to sell a high volume of tickets to many people in what's known as a prize draw for a tiny fraction of the price of the property. The crowdfunding method of selling is extremely popular for luxury items such as cars, holidays and many other items. While it may take a little bit longer to reach the desired number of sales it can sometimes achieve an additional 5 or 10% above the market price for the seller.
Now I do not know about you, but I am happy every day to achieve 5-10% above the market value for a property.
